🔨 Thinking About Selling Next Spring? Your Preparation Should Start Now 🏡

Spring might feel like a long way away.

If you're thinking about selling your home next March, April or May, you may be telling yourself:

“I'll worry about getting the house ready after the holidays.”

But here's something I tell homeowners:

Preparing to sell and putting your home on the market are two very different things.

You don't necessarily need to start packing boxes six months early. 😂

But giving yourself time to evaluate your home, identify what actually needs attention, and make smart decisions before you're under pressure can make the entire selling process easier — and potentially more profitable.


🔍 Start by Finding Out What Actually Needs Attention

When you've lived in a home for years, it's easy to stop noticing things.

That worn carpet.

The room that could use fresh paint.

The dripping faucet you've gotten used to.

The deck you've been meaning to repair.

None of those automatically mean you need to start spending thousands of dollars.

That's exactly why I like starting early.

You have time to separate:

✔️ Things that actually need repair
✔️ Improvements that could help your sale
✔️ Cosmetic projects that might improve presentation
❌ Projects that probably aren't worth your money

And that last category is important.


💸 Please Don't Renovate Your House Just Because You're Selling

This deserves its own article — and we'll get there.

But here's the short version:

Not every improvement produces a return.

If you're preparing to sell a $500,000 home, spending $40,000 remodeling a kitchen doesn't automatically turn it into a $540,000 home.

Sometimes the better strategy might be:

➡️ Paint
➡️ Lighting
➡️ Minor repairs
➡️ Decluttering
➡️ Landscaping
➡️ Professional staging

…and leaving that perfectly functional kitchen alone.

The goal isn't to make the house your dream home right before you leave it.

It's to prepare it strategically for the next buyer.


🔎 What If You Could Find Problems Before the Buyer Does?

Another reason I like early preparation is that it gives sellers an opportunity to identify potential issues before they're negotiating under contract.

Because I'd much rather know about an issue before a buyer discovers it during their inspection and we're suddenly negotiating against a deadline.

That's a much better position than being surprised halfway through a transaction.

Getting a house ready isn't only about repairs.

Eventually we need to ask:

How is a buyer going to experience this home?

That's where things like:

  • Decluttering
  • Lighting
  • Photography
  • Curb appeal
  • Professional staging

become part of the strategy.

This is another reason a homeowner shouldn't automatically assume:

"I need to come up with $20,000 before I can sell."
